Netherlands: Wkb file
The Wkb file with one button, not an evening of searching
Photos and receipts attach to the project during the job. At the end, one button creates the handover file as a PDF.
The Wkb file is rarely a problem of willingness, it is a problem of digging things back up: the photos are spread across phones and the receipts are in a glovebox. When everything attaches to the project during the job, handover is one button instead of an evening. No other construction software builds this file from your own project photos.
Free trial account with all tools. No payment details, no setup, and it never rolls over into a paid plan on its own.
How it works
How the file comes together
During the job you record what you will need at the end. The file is then no longer a separate project.
During the job
What you do during the job
Photos on the project
You take the photo on the spot and it attaches to the right project. Intake and handover photos also become a before-and-after automatically.
Scanning receipts
A photo of a receipt gives you the amount and VAT, and the receipt sits on the right project. No more glovebox.
Schedule and work orders
Who was where and what was done sits on the same project, through the day schedule and the work orders you say out loud.
Handover
What happens after the button
One button turns your project photos into a handover file as a PDF. You hand that file over at handover. BorgAI puts it together from what you recorded yourself, so the more complete your photos and receipts during the job, the less you have to search for at the end.
Exactly which details your project needs depends on the contract and on your quality assurer. Agree that with them; BorgAI makes sure the material is there.
Subcontractors
The chain file for your subcontractors
If you hire people in, you need to know who is on the job and whether their paperwork is in order.
Your freelancers and subcontractors sit in one address book, linked to the job they are on. Their VAT and KVK numbers are checked against VIES and the Dutch Business Register. The chain file keeps track of the KVK extract, the G account (G-rekening), the payment-history statement and the VCA certificate for each subcontractor, with a heads-up before they expire.
FAQ
Frequently asked questions about the Wkb file
What is the Wkb?
The Dutch Quality Assurance for Building Act (Wet kwaliteitsborging voor het bouwen), in force since 1 January 2024. For a contractor it mainly means you can prove what you built, and that you hand that over in a file at handover.
Is the file from BorgAI enough for my quality assurer?
That is up to your quality assurer (kwaliteitsborger). BorgAI makes sure your photos and receipts sit in one place on the project and can be exported as a PDF with one button. Exactly which details your project needs, you agree with your quality assurer.

Flanders
In Flanders: the site file
The Wkb is a Dutch law. If you build in Flanders, the same button creates the site file (werfdossier) for the client and the documents for the post-intervention file.
One button turns your site photos into a handover file as a PDF. You deliver it to the client, and whatever the safety coordinator asks you for the post-intervention file, you already have together. BorgAI puts it together from what you recorded yourself, so the more complete your photos and receipts during the works, the less you have to search for at the end.
Who draws up the post-intervention file and what goes in it depends on the site; usually it is the safety coordinator. Agree it with them or with the client; BorgAI makes sure the material is there.
